Sustainable development has been defined as meeting the needs of the present without compromising the ability of future generations to meet their own needs. But what does it look like in practice?
The Facts
- Construction of buildings and infrastructure is responsible for about 20% of neighbourhood energy and greenhouse gas emissions over a 50 year assumed lifespan (Norman et al, 2006);
- A quarter to a third of potential buyers prefer infill, mixed use and transit oriented neighbourhoods and this demand is expected to grow as the population ages (Ewing et al, 2007).
The United States Green Building Council promotes buildings that are "environmentally responsible, economically profitable and healthy places to live and work". We agree and at Landlink we are taking this concept further by assisting our clients to design and construct places that achieve these objectives.
We've developed a ten point protocol as a foundational (and world's first) client / consultant agreement for achieving excellence in sustainable development and urban design. The points provide performance indicators that address the following:
- Design - Rating and assessment tools alongside multi-disciplinary teams;
- Water and Energy - Low impact urban design and development (LIUDD), water recycling and re-use, energy efficiency, passive solar design, 'off the grid' power generation;
- Construction - Minimising earthworks, protecting, enhancing and creating natural habitats, waste management and compliance.
Contributing to sustainable development is not only the right thing to do, it makes good business sense.
- Reduces Operational and Financial Risk - delays and failures in the resource consent process poses a significant risk to development projects;
- Reduced Costs - Waste reduction and resource re-use;
- Enhanced Portfolios - Anticipating new markets and consumer demand creates competitive products;
- Loyalty and Brand Enhancement - Communities based on sustainability generates loyalty and improved market share;
- Top Talent - Commitment to sustainable development and innovation brings out the best from skilled employees and consultants;
- Enhanced Reputation - As a corporate citizen matching words with action is important to establish integrity in the community.
